How much does a metal roof cost compared to shingle?

Standing-seam metal typically runs two to three times the upfront cost of architectural shingle on the same roof, driven by material and the specialized labor of forming and locking panels. The lifetime math flips it: one metal roof outlasts two to three shingle cycles, carries lower maintenance, and in Florida can improve the wind-resistance picture your insurance pricing keys on. Is a metal roof worth it in Florida?

For many homeowners, yes, and hurricane exposure is the reason. Standing-seam attachment is engineered for high wind zones, the panels do not lose granules or lift like aging shingle, and aluminum options resist the salt-air corrosion that works on coastal homes year-round. Pair that with the 50-plus year service life and the reflective finish in a cooling-dominated climate, and metal is the strongest long-hold choice in South Florida. For short-hold owners, shingle's lower upfront cost can still win. We will give you the honest math for your plans.

Are metal roofs loud in the rain?

Not on a residential install. The panels go over solid decking and underlayment, not open framing like a barn or carport, and the assembly damps rain noise to roughly the same level as any other roof. Most owners cannot tell the difference from inside the living space.

Can you install metal over my existing shingles?

Code sometimes allows an overlay, but we almost always recommend tear-off. Tear-off lets us inspect and repair the decking, install new underlayment rated for metal, and document the deck attachment that wind-rating and insurance credit depend on. An overlay hides all of that and can void the performance the system is engineered for. We quote tear-off by default and explain any exception honestly.

Does a metal roof help with insurance?

It can, in two ways. The documented wind-rated attachment and current-code installation feed the wind-resistance features Florida carriers credit through the wind mitigation form, and some carriers view metal's hail and wind performance favorably in underwriting. Discounts vary by carrier and policy, so ask your agent. We provide the permit records and installation documentation an inspector needs either way. We do not adjust, negotiate, or settle insurance claims.
