Can you match my discontinued tile profile?

Usually, yes. South Florida's tile inventory spans decades of discontinued profiles, and salvage networks plus current-production near-matches cover most of them. When an exact match is not possible, we lay out the options before anything is ordered: salvage sourcing, re-tiling a full visible plane for uniformity, or moving to a current profile. In HOA and historic-district communities we match to the approved standard and prepare the submittal when one is required.

How much does tile roof repair cost?

Tile repair costs more per square than shingle because of profile sourcing and setting labor, and it varies with the tile type, the number of affected tiles, and access. A handful of cracked field tiles is a modest repair. Hip and ridge rebedding, underlayment work in a section, or salvage-sourced barrel tile runs higher. My tile looks fine but I have a leak. How?

This is the classic tile-roof call. The tile sheds most of the water, but the underlayment beneath it is the actual waterproof layer, and when it ages out, water finds the fastener holes and laps even under a perfect-looking tile field. That is why we read the underlayment first on every inspection. If it is sound, a tile repair fixes the problem. If it is at end of life, tile repairs alone will not stop the leaks for long, and we will show you the photos and say so.

Repair the tile or replace the whole roof?

It comes down to the underlayment and the extent of damage. Localized tile damage over sound underlayment, below the Florida Building Code 1511 threshold of 25 percent of the roof, is a repair. Underlayment at end of life, damage across multiple planes, or more than 25 percent affected points to replacement, and on many South Florida tile roofs the existing tile can be lifted and relaid over new underlayment, which preserves the look while resetting the waterproofing. Does insurance cover tile roof damage?

When a storm caused it, often yes. Hurricane wind cracks and lifts individual tiles that look intact from the ground, which makes precise documentation the difference between a covered repair and a denial. We photograph every damaged tile with date stamps and produce a written scope your carrier can act on. We do not adjust, negotiate, or settle claims. Florida law restricts those activities to licensed public adjusters, and we never accept an assignment of benefits or waive a deductible.
